What makes a motivated seller lead qualified?
A lead is qualified when it passes five tests. This is the definition our written guarantee counts against.
- A property owner. The actual owner or decision maker, verified by name, address, and phone.
- Open to selling. Not a hang up, not a hard no.
- On a recorded call. You can hear the whole conversation yourself.
- Reasonable answers on condition, timeline, and asking price. The pillars that tell you whether there is a deal. See how to qualify motivated sellers on the phone.
- Agrees to the next step. A follow-up or an appointment with you.
What is the difference between a list record, a lead, and a qualified lead?
Most confusion about lead counts comes from mixing these up.
| What you have | What it is | Worth an offer? |
|---|---|---|
| A list record | A name, address, and phone on a motivated seller list | No, nobody has talked to them |
| A raw lead | An owner who said "maybe" on a call | Not yet, the details are missing |
| A qualified lead | An owner open to selling, on a recorded call, with answers on condition, timeline, and price, who agrees to a next step | Yes, call back with a number |
| An appointment | A qualified lead booked onto your calendar | Yes, and the time is set |
When you compare cold calling companies, ask which of these they count. Our guarantee counts qualified leads.

What disqualifies a motivated seller lead?
A lead that fails any of these never counts. These are the real rejection reasons from our QA sheet.
| Rejected for | What it means |
|---|---|
| Above market value | The asking price is above what the property is worth, so it never reaches you. |
| No motivation | The owner has no real reason to sell. |
| Closing timeline not approved | The timeline falls outside what you told us you will buy on. |
| Listed with a realtor | The property is already listed, so it is not an off-market deal. |
| Missing info | The caller did not capture every required field, so it goes back, not to you. |
Hot, warm, or cold: which qualified leads do you call first?
Every qualified lead is tagged Hot, Warm, or Cold, so you call the hottest sellers first. A Hot lead has a short timeline and a workable price, like the Twin Falls owner retiring and wanting to close within 30 days. A Warm lead is real but further out, like an owner relocating for family next March. A Cold lead is still qualified and worth a callback, just with less urgency.
How many qualified leads should you expect?
One dedicated, full-time caller should produce 15+ qualified seller leads a month.
For roofing, it is 8 to 15 qualified roofing appointments a month, 8 guaranteed in writing. See how many leads one cold caller should get, the guarantee, and pricing from $1,200 a month. Meet the callers who qualify every lead. We can start within 48 hours: see how.
