The best FSBO script respects the seller's choice to sell on their own. Open by asking how the sale is going, not by pitching. Ask how long it has been on the market, how showings and offers have gone, and what their plan is if it does not sell. Then offer a no-obligation conversation about what the home could sell for and how an agent would market it.
The FSBO script, word for word
This is based on the listing script our callers run for agents and brokerages, using its for-sale-by-owner lines. Words in brackets are yours to fill in.
- Opener: "Hi (First Name), this is [Caller Name] with [Agent or Brokerage]. I'm reaching out about your property on (Address). I saw you're selling it yourself. How has it been going so far?"
- Bridge: "Are you planning to handle the sale yourself, or would you be open to hearing how we could help market the property?"
- First "not interested": "I understand. Are you completely against working with an agent, or is the timing just not right currently?"
- If they ask what it is worth: "We can review recent sales in the area and discuss what the property may reasonably sell for. I just need to confirm a few quick details. Sounds good?"
FSBO sellers chose to go it alone for a reason, usually the commission. Ask, listen, and do not argue with that choice on the first call.
The questions to ask a FSBO seller
| Question | Why it matters |
|---|
| "How long has it been on the market?" | The longer it sits, the more open they are to help |
| "How have showings and offers been?" | Few showings or low offers are the opening for an agent |
| "What has you thinking about selling?" | Motivation and urgency |
| "If everything made sense, when would you ideally want it sold?" | A deadline makes help valuable |
| "What is your plan if it does not sell by then?" | Gets them to say out loud that they might list |
| "Do you have an idea of what you would want to sell it for?" | The gap between their price and the market |
How to book the appointment
- Verify: "Let me make sure I have this right. Your full name is (First Name) (Last Name), and the property address is (Address). Is that correct?"
- Offer times: "Is morning or afternoon usually better?" Then: "Would [Date and Time] work?"
- Confirm: "Perfect. You're scheduled on [Date] at [Time]. They'll review the property and discuss your selling options. There is no obligation to list unless you decide it is the right fit."
For a FSBO, "no obligation to list" is the whole pitch. You are offering information, not a contract.
FSBO objections and rebuttals
The first four are from the script our callers use on real calls.
| When the seller says | Say this |
|---|
| "I'm going to sell it myself." | "I understand. Would you be open to a brief conversation about what the property could sell for and how the agent would approach marketing it? There is no obligation to list." |
| "What is your commission?" | "Commission and listing terms are discussed directly with the licensed agent, because they may depend on the property and services involved. Would you like me to arrange that conversation?" |
| "How much is my property worth?" | "The licensed agent would need to review the property and recent comparable sales before discussing a reliable number. I can arrange a quick conversation so they can go over that with you." |
| "Are you a realtor?" | "I'm part of the outreach team working with [Agent or Brokerage]. The licensed agent will discuss property value, representation, commission, and listing options with you." |
| "Agents keep calling me." | "I'm sure. I'll be quick. If it does not sell on your timeline, would it help to already know what an agent would do differently?" |
| "I don't want to pay a commission." | "That makes sense. The agent can show you what the home might sell for with them, so you can compare it with selling on your own. No obligation either way." |
Tips that book more FSBO appointments
- Lead with curiosity, not a pitch. "How has it been going?" gets a real answer.
- Respect the choice. Arguing against selling on their own ends the call.
- Offer information, not a listing. A price review and a marketing plan are low-risk yeses.
- Follow up on a schedule. A FSBO that is not ready this week often is a few weeks later.
- Scrub before you dial. A phone number on a yard sign does not override Do Not Call rules. See is cold calling legal.
